You didn't hear this from me but you can buy a property in the country, get it appraised for slightly more and put it under a conservation easement and write off the entire thing... The filthy rich do that in remote areas and go through a company that is very experienced in doing that because it is also one of the most audited things by the IRS.

What if the its not under an LLC? What if its a trust or its a single LLC for that individual property and the name and phone number that shows up is of the registering agent? Is there a way to bypass that? I'm late to the party but just curious if you guys have overcome this.

Our service stretches from north Georgia all the way up in the blue ridge mountains down to Macon GA. We cover east to west all the way to the state lines. We have two offices with 15 acquisition agents who are submitting 500 offers every month to find the best deals available for our investors. We put in the a lot of work by doing direct mailers, cold calling, online ads and more to reach motivated sellers.

Hi everyone, I am a part of the New Western team. We are one of the biggest wholesalers in the nation. I am based out of Atlanta GA and can present 20-30 off market properties in Atlanta and the metropolitan area. 

My services are free and my team and I provide a ton of resources to empower investors. From a list of contractors, tax professionals, agents, etc. I love teaching new investors and even holding their hand through the first couple flips. We have a marketplace website similar to Zillow but exclusively for our off-market properties. Please reach out to me and I can give you access so you can at least see what we have to offer.

Hi @Joy Christina not sure how you feel about wholesalers. I am a part of New Western's team, we are one of the biggest wholesalers in the nation and I am happy to pitch it to our hundreds of investors. Our network is huge and can probably get it bid up if we do a one hour showing next week. 

If not, i think everyone else in herer gave you great alternatives (facebook, craigslist, FSBO,etc). However, a lot of wholesalers will reach out to you once you put it on FB and CL.

I am very surprised by this. I think contractors are everywhere, literally drive around or do a google or facebook search and vet them. Finding a good one might be a different discussion because it depends on how you define "good". "Good" doesn't mean cheap, "good" to me, means reasonable prices with quality finishes, good time management, adequate experience and no cutting corners. I personally believe its harder to find a great tax professional who doesnt just know the basics. I often find myself knowing more than my tax professionals and that to me is not a good sign.

Hi there, I have a few out of state investors who have found continuous success flipping homes in Georgia. wondering if anyone else is interested in thsi market. I am happy to be the eyes, and ears and even an extra set of hands for those who are serious about investing in Georgia. Not only will your money go longer in Georgia but you will also get the benefits of property tax write offs. 

I believe if you try to sell a house that is built before 1978 you have to provide a led based amendment saying that you are aware or not that the house is lead free.

Hi everyone, I'm so excited to finally start my BiggerPockets profile. I started my journey into real estate when I was in college in 2016. I got kicked out of college for letting my GPA drop down to 1.5 form a 3.5 (4.0 scale). I was studying biology pre-med and was not happy with what I was doing, skipping class and just being a dumb college kid. I switched majors and started studying finance after being accepted back into school and started reading about financial literacy which of course led me to real estate. I tried to flip homes and invest into real estate with out any money but I obviously had zero money or credit; i was a broke college kid haha. I quickly realized I was in over my head. I found a contact at New Western who spoke Spanish and presented the idea to my dad. A Spanish contact was huge because my parents preferred language is Spanish so we sat down this guy and he helped us buy our first investment property in Jonesboro. Obviously my dad was the one with all the skin in the game but i knew I had a learning opportunity. I got my real estate license so I could learn more and be involved. Fast forward to now and my dad now flips homes full time and doesn't have to drive around the US anymore (he used to be a truck driver). He now focuses on developing new land and building new homes. I recently started working for New Western and am learning so much about wholesaling and fixing and flipping homes. I know this company has a bad rep with some people but here is a reason they are one of the biggest wholesalers in the nation and they have always treated us fairly and been very straightforward with us. My goal for the next two years is to learn the wholesale game and flip my very own properties while building a rental portfolio. I believe in the importance of financial literacy and want to empower new investors to help them become successful in this industry.
