I am very surprised by this. I think contractors are everywhere, literally drive around or do a google or facebook search and vet them. Finding a good one might be a different discussion because it depends on how you define "good". "Good" doesn't mean cheap, "good" to me, means reasonable prices with quality finishes, good time management, adequate experience and no cutting corners. I personally believe its harder to find a great tax professional who doesnt just know the basics. I often find myself knowing more than my tax professionals and that to me is not a good sign.

Hi there, I have a few out of state investors who have found continuous success flipping homes in Georgia. wondering if anyone else is interested in thsi market. I am happy to be the eyes, and ears and even an extra set of hands for those who are serious about investing in Georgia. Not only will your money go longer in Georgia but you will also get the benefits of property tax write offs. 

I believe if you try to sell a house that is built before 1978 you have to provide a led based amendment saying that you are aware or not that the house is lead free.

Hi everyone, I'm so excited to finally start my BiggerPockets profile. I started my journey into real estate when I was in college in 2016. I got kicked out of college for letting my GPA drop down to 1.5 form a 3.5 (4.0 scale). I was studying biology pre-med and was not happy with what I was doing, skipping class and just being a dumb college kid. I switched majors and started studying finance after being accepted back into school and started reading about financial literacy which of course led me to real estate. I tried to flip homes and invest into real estate with out any money but I obviously had zero money or credit; i was a broke college kid haha. I quickly realized I was in over my head. I found a contact at New Western who spoke Spanish and presented the idea to my dad. A Spanish contact was huge because my parents preferred language is Spanish so we sat down this guy and he helped us buy our first investment property in Jonesboro. Obviously my dad was the one with all the skin in the game but i knew I had a learning opportunity. I got my real estate license so I could learn more and be involved. Fast forward to now and my dad now flips homes full time and doesn't have to drive around the US anymore (he used to be a truck driver). He now focuses on developing new land and building new homes. I recently started working for New Western and am learning so much about wholesaling and fixing and flipping homes. I know this company has a bad rep with some people but here is a reason they are one of the biggest wholesalers in the nation and they have always treated us fairly and been very straightforward with us. My goal for the next two years is to learn the wholesale game and flip my very own properties while building a rental portfolio. I believe in the importance of financial literacy and want to empower new investors to help them become successful in this industry.

Teardown and built a complete new home. We learned a lot with this flip. We absolutely did it all from the teardown to the slab to building a complete new home.

We did this a while back but I'm just now making a profile on here. This property had an unfinished basement and fire damage on the main floor. We used kilz to take care of the soot and reinforced the structure/ framing. We only had to replace everything in the kitchen which is where the fire took place.
