Would love to see what you get! This is a good idea

I think you have a good problem in your hands. Most other people in STR would only wish they had this type of problem. That being said, the ball is in your court. I'm the same way as you, I like to enjoy my STRs; especially as someone who works remotely. So I would separate the days you want to enjoy it for yourself and if they're already booked, you hold every right to cancel them as long as you provide timely notices, full refunds, maybe even a slight discount for other dates, etc. Make it fair for your guests as well. The pet thing is something that will be tricky to navigate and it may be something you have to deal with at first, however, moving forward set your own rules to your liking. Personally, as an investor, I'm a fan of unique stays that allow for higher rates and less traffic. Just run your numbers adequately and leave a safety cushion to CYA in case bookings drop as you adapt new rules.

Hi Ian, obviously there are risks to any investment and nothing is guaranteed when it comes to investing. That being said, my goal is not to mislead anyone, we fully disclose the potential risks and hazards that comes with investing with us. However, we have safe processes and systems in place that have allowed us to provide those returns to investors for the last 15 years. I'm happy to share more information if you are interested in learning more about the opportunity and you can decide for yourself. Again, my apologies for the verbiage, my goal is not to deceive anyone, nor do I plan to take anyone's money with meeting them first and disclosing all the required information.

Hi, I'm a wholesaler. I think @Crystal Smith said it best. You should have leads coming in from as many sources as possible. My team will beat out most MLS deals you see. We have more experience, we operate on a bigger scale and can move faster. We do cold calls, online marketing and sometimes even door knocking to find motivated sellers. You mentioned that it may crowd your email, just make an email specifically for receiving real estate deals. Better to see it and choose not to move forward with it than to not see it and have no power and no decision.

Congrats on owning a rental with zero debt. I would scale a bit by either pulling out your money and flipping a property to make a bit more money in order to buy another rental with a good amount of money down or just outright buy another rental. I prefer to buy homes that i can add value to before renting them, either by renovating a kitchen or bathrooms or making the curbside appeal slightly better. Google and Pinterest are your #1 friends when it comes to ideas. As for the LLC, I wouldn't bother, you can do that if you want to for "protection" but you only have one door so its not a huge deal.
