Hi BP,

I'm looking for a solid real estate agent to work with in the Pacifica, Daly City, South San Francisco, Bay Area California area.  I want someone who can easily and accurately calculate ARVs on prospective properties and who knows how to select homes that work financially for flipping, i.e. are priced below median price per sq ft, etc..

Any agents out there who can help me? I'm specifically interested in 3/2 or 3/1 SFHs for flipping,  Thanks guys!

Hi All,

 I'm looking at partnering with a friend on a duplex in CA that is currently occupied, both units. My friend can do an OMI on one of the units.  Is this enough to remove the tenants from both units so we can do a remodel and get closer to market rate on the rent of the other unit? I can't mov into other unit as we already own a home and don't want to move.  

As it stands currently , the current tenants aren't paying enough rent to make this deal work. BUT, the area is really nice, so the actual value of the building is high.

Any advice is really appreciated!

Hi Guys,

Does anyone in the SF Bay Area have a recommendation for an awesome CPA with real estate investing accounting experience they can recommend? 

I need help ASAP filing my tax classification for my LLC as an S Corp but have no idea what I am doing.

Preferably looking for someone in Marin (San Rafael, Corte Madera, Sausalito, etc.) or San Francisco.

Thanks guys. I totally agree. I got sold to. I went online and found some really unflattering reviews of this company. I have cancelled my service with them and will start looking for someone local tomorrow. Thanks for the advice!!

Hello All,

Has anyone used 1 800 accountant for their REI company taxes? I was sold on their online expense tracking and unlimited accountant advice. Now I have read some bad reviews of them online and am questioning my decision. Also, they are based in New York and I'm in California. Feeling a bit stupid.

Has anyone used 1 800 accountant for their business? I would love to hear what your experience was.  Thank you in advance!!

Alternately, does anyone have a recommendation for a real estate savvy accountant in California, preferably Northern California?

Hi Debbie,

So sorry you're going through this. Your biggest argument is not that they charged you $40k but that they didn't deliver what they promised for that money. I would file a complaint with the Better Business Bureau, stating the reason for your complaint in detail on all the things they did not deliver to you, it will lower their rating with the BBB which no one wants. I would also dispute the charge if you put it on a CC and your CC company will reverse it. They would then have to take legal action to collect from you. Lastly, I would call them back and ask to speak with a manager. Explain why you are upset, tell them you have nothing but time to bash them on every social media outlet around if they do not refund your money. Assure them that the money they will lose from your bad PR on sites like BP would far exceed your $40k and that you WON'T STOP doing it until you receive a refund, even if it is YEARS. Let us know how it goes!!

Thanks for the great info! I definitely intend to attend the Corte Madera meet up and would love info on the SF and Oakland ones you have as well. 

I am hearing wholesaling may be tough. I do have the ability to flip, I've read in some of my books that is a good idea to start with wholesaling, but many that doesn't work in our market as well? I'll reach out to the other members you mentioned as well. Thanks a bunch!

Hello BP community!

I'm so glad to have found you and I look forward to getting to know members in my community.  I became interested in wholesaling and rehabbing a few short months ago. Although I have no background in real estate, I do have a stellar record in sales and negotiations through my career in medical sales. I thrive in an eat what you kill scenario and have always enjoyed the freedom that comes along with such a set up.  

I'm interested in wholesaling SLRs for starters in the Bay Area and rehabbing. I welcome any and all advice from those of you who are already succeeding at this. Thank you!
