Congratulations on considering your "move" into real estate! It is an exciting and freeing journey. I would agree with much of the advice you were given above. You never feel quite "ready" and the first jump is always a little scary. Surround yourself with a great team and others who are experienced in your area for solid council and advice. And some of the best advice (and yes, this is stolen right from "How to Invest in Real Estate" by Josh & Brandon): get your finances in order NOW! Create a budget. Tell your money where to go, so it's working FOR you, and you're not enslaved to it. Have fun!

What is your favorite app/service as a landlord. It would preferably include posting listing to top rental websites, an option for applicants to apply, credit check for applicants, collecting monthly rent, etc.

I have heard RentReadi advertised on BP. Is anyone using this platform? Would you recommend it?
