Jason at Hunter & Co. CPA's is the BEST!! He handles my real estate business and all the other complicated things I file and is extremely knowledgeable and reliable. He's in Walnut Creek but can work remotely if you're in the city or not nearby (hello Bay Area traffic!). SFR w/ no HOA in walking distance to Elementary School. 5 minute drive to major shopping/entertainment, 15 minutes to Walnut Creek. Originally a 3/1 single level (no steps to entry) on large, flat, private lot. Bonus room/master suite addition to rear of house could easily be sealed off with a single door and kitchenette installed for private rental/in-law unit. Nice up and coming neighborhood, good mix of fixers and renovations in area, family friendly.

@Raymond C. Hey Raymond! There are some really exciting (and major!) developments happening on the WC/Concord border and also an entire new city being planned at the former Concord Naval Weapons Station, which will surely positively impact the Concord housing market in the next few years. Concord is one of my absolute favorite places for investors in the East Bay (for @Ryan Hopkins and myself as well) and I am actually helping another BP member buy a SFR there as we speak. The HOA's can definitely be cash flow killers but each HOA varies so differently it's best analyzed on a case-by-case basis. As with most cities there are dodgy areas but that doesn't necessarily translate into a "bad" investment, rentals are in high demand here. Happy to share and connect if you'd like.

@Raluca Ciobanu are you interested in a triplex? I know of one in Newark (w/tenants), duplex style on one half with attached third single-level unit and large flat lot ideal for live-in investor.
