Hoping one of you BP'ers may be able to connect me in Seattle, Washington. I have a piece of property on a double lot, there is an existing SFR and grandfathered ADU on one side, the second side is just open yard. I am looking for some advice or connections to get me the through the subdivision process (lot split). Have any of you looked into doing this in King County recently or know an engineer who could help? I've found the process online via the building department but would like some feedback from others who are familiar with the process.

@Daniel O. Hey! I am from Seattle proper originally and my family has been investing in RE in the area for decades. Have you checked out White Center, South Point, Burien areas? You should be able to get something in the B- / C+ range in those areas. Also happy to help as we now live and invest in the The Triangle.

@Brandon Smith 3000 sq ft homes are abundant (or even borderline average) here- I wouldn't consider that too large for this market in terms of what's "rentable". I would say that it greatly depends on the location and not to depend on getting CA size rents, even in the best parts of town (ahem, the $1M house on Glenwood!) I see where you are going with renting back from yourself, interesting strategy- I'm obviously in no way qualified to advise on that however I'm always a proponent of getting creative! Do you pay your kids for their chores through an LLC yet? Half kidding. I'm happy to connect as a former SoCal resident and someone who moved from the Bay Area last year.

Hey @Miles Presha - yes! Let's talk. We moved from CA to Raleigh Durham specifically for the investment opportunities. I know Ryan and I would both be happy to share our thoughts on this area. MF inventory (4-12 unit) is limited so you'd need to get creative on acquisition however, there are plenty of mobile home opportunities. It's a strong contender if you are also open to 1-4 units.

@David Lowe @Chris Martin Yeahhhhh in even in greater Raleigh those prices are highly unlikely, sounds like I misunderstood you. If you don't care about appreciation at all there are plenty of rural markets in the state that may be better suited for your search.

@Rich Thomas I'm assuming you mean enough units to cash flow. There is very tight inventory when you start to get into midsized MF, if that's what you are after your best bet is to source off market.

@Joseph Banko welcome to BP! I am originally from Seattle proper and much of my family still lives there so I hear you on that market. You are very lucky to be from the triangle if you are looking for areas out of WA!! Given that you have a comfort level here (I presume you have some family and friends in the area) and surely have some historical reference of your own for the trajectory of certain areas, on top of it being a great entry level market, I say dig in to RDU. I'm sure you have some great contacts here but if you need another perspective, I am happy to help. I also think Atlanta had some interesting things going on. Goodluck!

@David Lowe Hey! We searched high and low for about 2 years while living in the Bay Area for an excellent market. We ended up relocating to Raleigh-Durham NC largely because of the RE investing potential. I've helped several clients close on properties at 1% rule or better- you can get a decent duplex for 200k and quads come up fairly often. Finding properties that cash flow is not a problem here and you also have the long term equity bonus for an area that is very much on the rise.
