I have managed properties in Kansas City for several years. I have had clients make lots of money in Kansas City and we really do have a strong and diverse rental market. It all depends on where you buy and how involved your property manager is. Please let me know if you have any specific questions about the area and market.

Your request is definitely not unreasonable,  but I have found some sellers don't want to deal with extra work unless they know you are a qualified buyer. I mostly work with banked owned properties and my clients almost always have to submit a contract and proof of funds before the banks will start any communication. I agree it is backwards and that is usually the first thing my clients question but that's how they function. I am in Missouri and I know laws differ, but I would obviously make your offer contingent on their financials and amend your offer as you see fit after you have a chance to run your numbers.

I am a property manager and agent in Kansas City. My broker only lists REO properties that often go to different auction sites. We had a property go to auction on Hubzu a few months ago. I know this is a little different than your situation, but this property went to auction 6 times, before they started negotiations with my client. You can try to contact the listing agent, but more than likely they will refer you back to Hubzu if you are asking questions about price. We usually don't get a lot of information from them. We are primarily in place in order to act as a local agent, showings, signs ect.

I see you are in Missouri, so am I. Missouri tenant landlord laws tend to be very vague.  I agree with Dawn, at least do a background check. I would also recommend doing periodic inspections if you are not already to make sure your new tenants aren't damaging your property.  As long as they continue to pay rent and take care of the property I wouldn't evict. 

I agree you need to get at least 3 bids. This helps keep everyone honest. I usually tell my clients budget $5000 for a rental make ready. This usually includes carpet, new paint and any other small random repairs, such as patching holes, light fixtures ect.

Hello Everyone. I am just now learning about this website, I can't believe it. I am a property manager in the Kansas City area. I have worked with investors all over the US and Canada that have chosen to invest in Kansas City. I have managed hundreds of properties, but now that I have branched off on my own I am looking to add to my clientele. I offer several different services and contract options. I manage properties in the Kansas City area. In my experience, if they can't give you asking rent they will inform you before they will schedule the inspection. If you approve the rent they offer they will move forward with the process. We can usually request a rent increase on a yearly basis, but it won't exceed the HUD allowable. The tenant is not allowed to pay the land lord additional rent that exceeds the contract rent.
