I used to manage a property right down the street from that house, and didn't have any issues keeping it occupied. I do think $950 is max rent for the area. The average for the area is $800-$950. I was getting $825 for the property I managed. Although the investors had it "renovated" the property was still very dated in some areas which affected the rent. 

I prefer my leases to go month to month unless they willingly sign another one year lease. I still include the wording "lease will automatically renew unless proper notice is given by either party before the start of the new lease"  (or something to that effect) even if it is included in another area of  the lease. I have found that some tenants don't always understand everything in the leases and I really try to make things as easy to understand as possible even if I have to repeat information.

Usually when I am searching court cases and public records I have to have a name or specific address to search. There is nothing, at least in my area, that offers an inclusive list of a search subject.

I don't know if you have a site for your area, but here we use casenet. It has court case information on most court cases, evictions, wills, probate ect. I know there is a link on our court website. You may also try searching your county website, because some of what you are looking for could be public record. I guess it just depends on what specific information you are looking for.

Thanks JJ. I have managed hundreds of properties at once for my former employer. Almost all of our clients were out of state and in Canada. While I was there I doubled our clientele,  so I definitely understand the importance of quality considering the majority of the clients I had were word of mouth referrals. I am an agent and my business is all put together. I had tried putting ads on Craigslist years ago, but I will definitely try again for y own company. Thanks for your input.

I have been managing investment properties for several years and decided to start my own business. How did you other property managers reach out to your clients? Or how did you as an investor find your property manager? I feel as if I am blindly reaching out to investors,  many of which manage their own properties. I have been able to attain a few clients in the last few months but need to get a few more on the books.

I just had to get new ones made. I was never one to carry them and would default to texting or emailing my contact info, but people still ALWAYS asked for one, so I had to break down and get some more.

I agree with Jon. I use a year lease that defaults to month to month, but mostly for the sake of trying to guarantee a year's worth of income for my clients. I have had great tenants on a month to month lease for years and years, but as he said if someone wants/needs to leave they will leave regardless of the term of the lease.

Have you considered Kansas City? I manage properties here and have had a few clients from Chicago and nationwide who have been very successful in our market. We have a strong and diverse rental market, and there is actually a lot of growth and bigger corporations moving in. Our taxes are very reasonable as well.
