We are upgrading our internet to a fiber connection, and have found that most of our young tenants are watching their television through streaming internet.  We are considering cancelling our Cable TV (we pay for that for all units, and it's not promised in the lease).
I don't believe that we need to offer cable anymore to keep our building full.

Thoughts?

Hello and thank you in advance.

I'm looking for advice on the best book or other media series, for managing multi family.  Im looking for the latest information, from information management systems, to marketing, and building maintenance.

I am an exerperienced investor/manager of single family.  But I am getting involved in helping manage a 125 unit building. 

Property has been mismanaged, and we have the opportunity to turn it around.  

I'm not asking for advice (although I would absolutely take it!).  I'm looking for the best books or information on managing multi family.   This is an older 22 story building...

I had an experience with a  lady that has led me to want to mail to this (or a similar) mailing list:

People who have lived at a house for 30 plus years
who have no mortgage

who are over (?) years old

I did a basic search online with a  list company, and I got plenty of results in my area

The lady I spoke with told me that she was just about ready to move her mom into a nursing home.  She had lived at this house for 40 years.  They were going to be ready to sell the house soon, when the mom moved out.  I, of course, gave her my card and told her I was ready to buy when they were ready to sell.  
I realize that I will be mailing to the elderly person, not the grown children, who may end up  being the people help make these decisions.
I'm just thinking that these older people, will likely soon be moving in with kids, or elderly care homes, or even passing away...

Thoughts?

Question

Does anyone have any input on whether a full-color post card is any better than the simple one-color ink postcards I've seen?

And how about size?

What's in it for me is this:  They bring me deals, they favor me because they will make 6% instead of 3.
Maybe I didn't make it clear.  I'm the buyer.  I'm looking for good flips.  And I'd like agents to come to me first....

Not sure if some forums are more active than others.  So this is a repost from the agent forum:

Can anyone comment on this strategy for finding good deals through active agents?

I am a licensed broker in Georgia.

I've had this "idea" for a while, but wasn't sure if this crosses any ethical/legal boundaries as an agent:

I would like to approach agents with this offer: If you find potential listings that may not be ready for retail sale, I will buy them, and you "the agent" can keep the full commission.

Essentially what I am asking is: Can I offer to let agents keep both sides of the commission, giving up my commission?

The "obvious" strategy here is to get agents to bring me deals, because they will make more, by selling to me...

Am I missing something? Is there any issue with that?
