Any input on this mailing list?

I had an experience with a  lady that has led me to want to mail to this (or a similar) mailing list:

People who have lived at a house for 30 plus years
who have no mortgage

who are over (?) years old

I did a basic search online with a  list company, and I got plenty of results in my area

The lady I spoke with told me that she was just about ready to move her mom into a nursing home.  She had lived at this house for 40 years.  They were going to be ready to sell the house soon, when the mom moved out.  I, of course, gave her my card and told her I was ready to buy when they were ready to sell.  
I realize that I will be mailing to the elderly person, not the grown children, who may end up  being the people help make these decisions.
I'm just thinking that these older people, will likely soon be moving in with kids, or elderly care homes, or even passing away...

Thoughts?
