This question has three parts:

1. How long did it take you to acquire your first property after beginning your education phase?

2. What gave you the confidence to pull the trigger?

3. How would you recommend newbies shorten the time between education and deal #1?

I attended an interesting seminar last night that focused on turning small multifamily properties (duplexes - 20 unit buildings) into short term rentals.

They compared the profits of using LTR and STR side by side and of course the STR model blew the LTR out of the water.

Would love to hear the thoughts and opinions on this strategy from those who are doing it currently, have attempted to do it, or who are just interested in the space.

@Matthew Irish-Jones thanks for the response, Matthew! I’ve read a couple books that discuss the importance of this, is there any other way you’d recommend to learn how to properly assess and value properties?
