Take a look at Innago.  It's free for landlords, and from my experience so far, it works pretty good.

 It's dependent on the laws where you are, but my understanding is yes.  If you don't cash the check and return it, that doesn't reset the clock.  I use Innago to manage my rentals and digital payment (free for landlords).  It charges the tenant a fee for ACH and Credit/Debit card transactions, but it gives you the ability to turn on and off partial payments.

Only drawback to Zelle and PayPal are partial payments. If you are in the process of eviction due to non payment and they send you $1 that resets that clock on eviction.

Couple of things to consider with this.  What does your lease say (if anything) about who pays what utilities? Are the consequences for not maintaining utilities? If the lease doesn't say anything, then you are liable for the bill and i would just pay it and begin working on an addendum to the lease that lays out who pays it.  If they lease does lay it out, and the tenant is responsible for paying utilities and having them in their name, then you have some legal ground to stand on to recoup your money.  Either way, if the bill is in your name, i'd just go pay it and figure out where to go from that point.

It's not against the law to shut off water for non payment. If it is, that would be a first (at least for me).

Also, sounds crazy that the water board wouldn't allow a renter to put water in their name, but i know everywhere has different rules.

Stick to the requirements of the application.  Incomplete applications don't get processed with me.  I would kick it back and tell them the application is incomplete and in order to process it you have to have all required info.  My guess is it won't ever get fully completed.

I would tell her that her friend would need to at least have a background check as part of her lease or just simply tell her that subletting isn't allowed in any of your properties.

If you have a required credit score, and they don't meet that, you could deny based on that.

I would say under other on the expenses tab.  I have a few things that i pay for in my properties (pest control, garbage, etc) and that's where i put them.

Average where i am in North East AL is typically runs between $100 - $125 per square foot (that's based on all builder grade).  Prices are going to be higher right now due to the higher price of lumber.
