@James Wise Thank you for that post... Question: when you say "trying to wholesale instead of acting as an agent make you a 1 trick pony..." .... What are the various/multiple options or "tricks" that a licensed agent has?... (as far as I know a licensed agent can 1. represent the buyer. 2. represent the seller. .... is there anything else a licensed agent can do?)..... Thanks

@Tom Ott hey Tom... do you do the rehabbing of these properties as well?

My intention is to learn the legal way to wholesale... and connect with people who are Wholesaling leagally In OHIO.... 

@Jay Hinrichs Based on the videos from the Ohio State Real Estate commission... It is perfectly legal to market the contract that you have on a property without a realtor's license. And as long as you say, "Contract on 123 Main street" ... then you are fine and well within the law... Correct me if I'm wrong?

@Bob Collett thank you for clarifying. There are no state mandated commissions... but to my understanding it is a 'norm' that an agent receives 3.5% of the sales price as their commission, and then the realtor has to split that with their Broker. Correct me if Im wrong?
