Looking to invest in Atlanta Area

I am starting to investigate the Atlanta Market for buy and hold. Would love to know your thoughts on different areas around Atlanta. I am hoping to get at least a 1% return on a home which was built after 1990. The homes I lean toward are 3+ bed 2 bath, with a 2 car garage. I do not mind paying a small HOA fee.

Your thoughts?

I own 37 rentals, 10 in Norcross high school area 7/10 great schools,  bought in 2014/5 and then we left the metro area in early 2015 to maintain our good cap rate.

If you don';t educate yourself on visualizing what a great tenant wants and buy what they want you';ll end up buying what is 'cheap" and end up hating every second of managing those properties.

I'm experienced and successful yet am going to David Tilney's training this weekend in FL to learn yet more about landlording.  Before you buy any rentals, you need to first know how to buy a great rental portfolio that is low effort to manage.  Forget buying houses, buy places where great tenants want to live!!!!
