I've never been to Seattle, but there's something about most west coast properties that makes them the subject of a lot of land speculation. The numbers won't compare to here because all the speculators went bankrupt years ago!

The problem with operating in the ghetto is that your house can get vandalized and stripped with less than a week's worth of vacancy. If your property manager is not vigilant (and I almost guarantee he won't be unless you have found someone that I haven't!) then a lot of damage can happen after a tenant moves out without notice. Sometimes tenants like to take appliances and fixtures with them, and I've even seen them take aluminum windows. This is a little bit too much risk for me.

As for the numbers, they are good so long as you don't have to deal with the above. I've been buying with numbers better than those in far better neighborhoods. (Most recent purchase was $38k with $1200 gross) If you are less sensitive about these risks, there are fourplexes in Buckeye-Shaker that will deliver a 25% cap rate.

Four plex in the Buckey/Shaker Area... do you have any addresses or MLS numbers?

Ive been in the Shaker/Cleveland area for 24 years... its a nice area!

Property taxes are high in Shaker... but they maintain the city very well.... and its a decent to good school system... and the School system just got a new Superintendent and new principal at the High school ... so well see how things workout!

I would love to get into development! ... Specifically building single family homes in gated communities!

Yes I have gotten my credit report from the three major ... Thank you for your response.

I was doing a lil research on credit karma and it said that various types of credit will help boost your score... credit cards are one form... car loans are considered installment pay,emts and there was a third kind that I dont remember.... the only bills I Have are cell phone and car insurance and they do not report to the credit bureaus  

Greetings!  I plan to buy apx $9,000 car... Should I buy the car using cash  or get it financed which will help me improve my credit? .... my current score is 653. Id like to position myself to get some rental properties within the next year.

Also, can I begin now, to invest in Real Estate with that $9k instead?
