Bella Vista is a really great spot for a homeowner but investing there is tough. The entire town is in a property owner association(basically and HOA). It makes it hard to know what strategies you can use there. We ran our numbers as an STR/MTR hybrid and the numbers weren't super great even with the BOOM in STRs in the area. The area does not have explicit rules on STRs so it's a gamble with that strategy. Rents are also pretty low there. The area was designed as a retirement zone and it still has that reputation. I believe the prices are lower there compared to Bentonville because of this reputation. It is a beautiful area but because of the zoning and rules up there it would be difficult for the area to "blow up" and have a ton of new growth.

Hello, 

Would like to understand how the Bella Vista Arkansas real estate market is doing? Is it going in upward direction or stagnant? 

I am trying to figure out if it's good idea to invest in that area. Existing investors, please share your thoughts.

We are thinking of investing in Monroe so would like to know how the market is there especially for STR and MTR?

I looked in a market in Maine using Rabbu.   The "revenue by amenities" analysis suggests that adding outdoor furniture increases the average property's revenues from $64k/yr to $264k/yr.  I.e., adding outdoor furniture adds $200,000 per year of revenue.  This statistic does not pass my reality check.   In the market overview tool, I can find no property that comes close to $264k per year.   If I believed this number, I'd buy several properties, buy a very nice outdoor furniture set up for each one, and reap the benefits.   Nope, I don't believe it. 

I suspect the statistical sample is insufficient to obtain a valid analysis. The market has 76 STR homes in it, and they estimate the revenue impact of 18 amenities. That does not make a statistically significant estimate. I'd love to have the data for each property.

Hi feel that Rabbu estimate is not that great but I check on both the sites just to compare and validate if both sites estimated revenue numbers are close then it's a good.. Recently while reviewing a couple of properties revenue data I found airdna numbers were pretty close.. But don't just blindly trust do further review for sure. I also run some local property managers realtor will do revenue analysis with a minimum fee. I haven't try it yet but just sharring for info.

Trying to invest there but heard that the rules & regulations for STR are hard there..
Owner must be present in dwelling. can anyone share their experience on investing in Terre Haute as an out of state investor and especially in STR

I am trying to look at some priorities comps and referring airdna and rabbu and noticing significant differences for a couple of same properties. Based on your experience whose data you feel more realistic?

All, New to the STR but looking for recommendations to invest in nearby areas of Gatlinburg or Blue Ridge mounts side/NC. Also how is STR market is doing in those areas.
