$300 or $400 seems more in line with what i see

It's common to have these agency fees but I'll agree:  that might be the highest one that I've heard of

Is your agent getting the standard 2-3%?
I could see $935 sounding more reasonable if your agent is a discount brokerage that is only charging 1% or something

You pick an attorney, and they pick the title company (usually)
It's the difference between 'Attorney' state and 'Title Co' State

We do a lot of the investor work in town

I don't see any value either way, if you get your license.

Many investors would argue that there's negative value to having your license, but I suppose that depends on what your goals are.

I have a couple subject 2s.

One is only 450 per month in waxhaw.  Great cash flow.  40k

I 3-2 in 28227 for 110k

I am trying to get rid of my rentals :)
