There are about 5 states that I don't feel comfortable commenting about
California is #1 among them.  Crazy laws. 
it would be in your best interest to find an attorney that knows what they are doing (investor friendly) and pay him $100 if that's what he requires

....big difference between all of those areas. You need to focus on one area and do it better than your competitor. If you cast your net too wide, you will do nothing, well.

Does your state have a redemption period? If so, the sale date might not mean much. In my state, N.C., the bidding period can last months.... That gives you time to get a contract and redeem the property (pay lender entire amount due). ...more or less, you can watch bids and see if bidding is high enough for you to chase owner for a contract

But the DOSC has never been called on a residential loan.  Ever.  Especially if you put it in a land trust.
Why not pay $5k to the wholesaler?  You're making that per year?  And you'll have a nice asset in 15 years?

How much would you pay?

$100k house.  Mortgage = $500/month, value = 1000-1100 per month
Lets say market value = what you're subject to'ing (to make it easy)

Of course, 100 other factors come into play, but does anyone have a ball-park idea?
I seem to pay more than others....and happy to do so.  Lets assume you're paying the wholesaler for the deal.  Other than 'as cheap as possible', what do you see as reasonable numbers for such a deal?

It's easily cash flowing $500/month.

Many people call themselves wholesalers in Charlotte.
2827x is a desirable zip code, with good schools.  You're going to have to network well, or have a relationship with someone...to get decent deals.
I doubt anyone with a 'good' wholesaler is going to give it to you:  you're immediately competition
