@Gregory Cummings Tucker Smith is correct. 1-4 units are considered residential and 5 or more are considered commercial. This is consistent for most guidelines (state, industry, federal).

@Emily Martin You are picking a great market to take a look at. The coast of Maine is very active and there are many opportunities for AirBNB. I would avoid Portland as they are changing the rules and this may make AirBNB either too expensive or not allowed, so its a City that I would avoid. If you come South of Portland a little bit there are some great opportunities in Old Orchard Beach and if you go North there are great opportunities in Freeport, Brunswick, and a few in Falmouth/Cumberland.

@Edmund Ricker What do you mean by an enrolled agent? I have many clients that ask for references for CPAs that work with investors and would love to learn more about what you do, to see if there is an opportunity for my clients.

@Brian Mitchell There is a ton of great information on BP, including articles, blog posts, discussions, and deal analysis calculators. I would highly recommend utilizing the free information here before spending any money on a program.

There are other online resources like YouTube videos from channels like StrategicRealEstateCoach, Graham Stephan, and even Morris Invest (I know not everyone likes Clayton). I would also check out Joe Fairless and his Best Ever podcast and website. There are also great books like the Millionaire Real Estate Investor and many others.

Lastly, I know a few people that have gone through the FortuneBuilders program and have good experiences.
