@Michael Trinsey I am very familiar with the Kittery area, I grew up across the Piscataqua in Portsmouth. I came up to Southern Maine for college and never left, it's a great area. I moved my family to the Biddeford area 6 years ago and have really enjoyed it. The Biddeford/Saco area has so much going on and investors are pouring in right now. It's a great time to be in this area.

Let me know when you are coming through again. I would be happy to give you some recommendations and buy you a beer.

@Nicholas Herold Maine is a great place to invest. There are a few very attractive markets right now and there is a lot of out of state interest coming into the area. The quality of life is second to none, the amenities of Greater Portland are fantastic (food, art, recreation, entertainment, etc.) and population is growing. 

If you would be interested in discussing the markets in Southern Maine, I would be happy to connect and discuss. I could also recommend some good CPAs and real estate lawyers in Southern Maine if you are still looking for someone.

@Tyler Bushey I would recommend contacting Drew Anderson at Murray, Plumb, and Murray. He is a great real estate lawyer and if there is something he doesn't do, then he will know someone that does.

@Michael Weisman We handle a lot of transactions like this right through a good real estate lawyer. The lawyer does the title search, creates the settlement statement, creates the docs for the deal, and then registers the deed and lien with the County. All of the expenses get handled right through the settlement statement, the final amount is wired into their trust account, they handle all of the disbursements and the process is seamless.

I use Ron Finer at Finer & Finer in Randolph. He is a great tax guy, I would recommend connecting with him.

@Benjamin Dutil Those terms seem high for this market. Fannie/Freddie programs are at least around 70% LTV and rates are much better than what you are being quoted. I would recommend calling around to see what other options might be out there. Some of your local banks like Bangor Savings and Saco Biddeford have portfolio options and lenders like RMS and Movement have access to state and federal programs.
