I think most people want to start wholesaling is not because it us easy, it's because they don't have money to do any other types investment be it buy and hold or fix n flip. wholesaling is the easiest business to get started, but it is the hardest to make it work in my opinion because too many people are doing it especially when the market is hot like it's now.

think about the hassle renters have to haul all the appliances from one place to another on top of all the furnitures. in my area I have not seen a place appliances are not included. assume they do own appliances, what will happen if the place they look for already has appliances? they have to rent out storage for their own appliances. that's just not happening.
@Thomas S. the main reason at least here in seattle government wants to shut down airbnb is they don't want people to conver long term rental to short term. they will always allow renting from primary residence.

from what I heard, on site nurse is very expensive plus insurance is very costly as well. these two will eat into most of the cash flow.
@Nick Winikoff don't get me started on progressive socialist city council of Seattle. Republicans here actually proposed Seattle forms it's own county so that people will have a normal life in king county, lol. if any influence, it is Seattle pushes neighbors to follow its policies, no the other way around. give you another example, city council is considering landlords disclose to tenants where they spend rent money collected from tenants. it is absurd and insane.

I just bought a short sale that was used as assited living. it was a complete mess. looks like it's a tough business to be in.
a little bit off the topic. I am bit pessimistic about the whole short term rental business. in Seattle where I live, city is going to pass new law to restrict one listing for vacation short term rental. it's just matter of time they will shut it down completely. the biggest challenge of this business is government regulations.

Well, no one knows what's keep Everett going for sure. but Boeing is the biggest employer in the area. people work for Boeing don't necessarily live there. but a lot of people who cater to Boeing's business live there. Boeing has been laying off people here for a long time at the meantime they are hiring people in other part of the country. I know this because I have been working there for 19 years and was laid off last year. The writing is on the wall, it's just a matter of time they will move out completely. when that happens, it will leave a big vacuum in the local economy.
