Hi!

I am new to real estate investing, although I've been researching it for a while now. I've finally decided to make the move.

I've left my job in healthcare to be my own boss. I'm excited!

I'm looking to start off with small multiplexes and small apartments, and also want to eventually move into commercial rentals like office spaces, or retail.

Awesome job for your first flip!

Thats awesome! Congratulations! Sounds like a great investment, I'm sure it will produce awesome results.

I am also interesting in investing in MI, but I live in CA.

I would also say no to accepting free work.  Asphalt work is usually expensive and to receive a free job sounds too good to be true. 

It also sounds like you don't trust the tenant 100%. Thats another reason I say no. If you don't have a great relationship with the tenant, and even have a tiny bit of doubt, don't accept any free work.

It does sound like the tenant maybe trying to get back at the other tenant that gave you a laundry list of negative reviews. This tenant may just be trying to get on your good side, and I think its a bad idea to accept free work. It may just complicate the relationship.
