Hi,

I have a SFH rented out to a nice tenant. He says he's pretty handy, and wants to do all the repairs himself, and he's also offered to do some upgrades to the house himself.

Some of the upgrades are in the backyard. Planting trees, and a garden etc. 

Hes even offered to change out the carpet himself at no cost to me.

I'm interested in seeing what your guys' opinion is on this.

I'm afraid he might repair something, and may not do a good job, and it'll bite in the butt years from now down the line.

I was wondering what everybody's thoughts are about buying real estate (SFH) from auctions.

Does anyone have any experience with buying from auctions? How did it work out? 

Any problems with tenant evictions, especially in California?

I've been looking at homes in Detroit MI. 

Seems like prices are low, to me seems like it would be a good investment opportunity. Correct me if I'm wrong: Seems like most of Detroit's neighborhoods seem to be low income: which can be good investments, right?

I live in California, So I would have to hire a management company.

I'm curious about what your guys' thoughts about investing in rental property in this area.

I love the Lake Isabella area, I often fish the upper kern. Its beautiful up there!
