Good afternoon BP! 

Just wanted to take a moment to introduce myself and my company Riverbend Lending. I am Matt Hiley and I am a private lender with Riverbend Lending, we are a National Private Lender but I focus on the Mid Atlantic and East Coast mostly,  and I am looking to connect with any Multifamily Value-Add investors in the Philadelphia, PA market. Just wanted to connect with some local house flippers in the DC / MD / NOVA area and see what networking groups you guys are attending locally? Is there a local BP meet-up or group? Would there be any interest in starting a local lunch meet-up or breakfast group? I know there are a lot of options for networking and connecting with other investors but I wanted to get the BP community's input on what they are attending.

I wanted to send out a quick message because Temple View Capital is running an end of year promotion with the lowest rates we have offered to date. We not only are offering low rates but we are also able to advance draws to our borrowers rather than the borrowers having to self fund the rehab and wait for reimbursement. Hope you are doing well and hope I can be a resource to you. I am a hard money lender and have worked with several borrowers in SC from Myrtle Beach to Columbia, SC. This is not a pitch to use me but I wanted to try to explain a hard money loan to you. Hard Money is a loan that is based on the value of a hard asset (the property) rather than the deciding factor being your credit and income. That doesn't mean that credit doesn't come into play with some lenders, but unlike a traditional mortgage they don't qualify you solely based on credit score, debt and income. Most lenders will want to know about the numbers of the deal (purchase price, renovation budget, after repair value) and some will want to know experience (newbie doesn't mean you can't use hard money but it may impact the terms you are quoted). The idea is that the loan is usually based upon the value of the property and some lenders will only lend up to a certain percentage of ARV (typically 60-75% of ARV which included purchase price and renovation). You typically will need some money as a down payment or skin in the game (typically somewhere between 10-20% of purchase price but this may vary. As far as renovations are concerned you provide the renovation budget in the form of a draw schedule and most lenders will require you to fund each draw and then get reimbursed when the work is completed and inspected. The point I am trying to make on that is that you will probably need to have some cash/credit available to make that happen so plan accordingly. What does Advance draw system mean to you?

For many investors liquidity is crucial to scale their business and be able to do more projects at once. Here at Temple View Capital we want to help our borrowers achieve their goals and one way we do this is by advancing draws instead of having our borrowers self fund each portion of their draws until the work is complete and wait to be reimbursed. The impact this has on the borrower can really change their business for the better, and can allow them to carry less debt throughout the project minimizing the affect that can have on their credit.
