$100 is weak... even $200-$300 is questionable....you need to aim higher...$400-$500 is optimal. don't do deals that produce $100...

Jack Allendale is an area within 32254...over by Ontario and Detroit streets... Avondale is by Riverside and the college... two completely different areas

air handlers have more copper inside them. condensers have less and you cannot scrap them without proof of ownership. they cut up the coil in the air handler into tiny pieces of copper and then take it to a scrap yard.

The rental market is really intense right now in Jacksonville Florida hard to find quality inventory and if you did purchase those three new constructions my estimate is that you would be able to have them rented within 2 weeks maximum. And there's no need to panic about hurricanes we only get one that does any kind of damage every four or five years the rest do minimal impact

I just listed one of my rentals through Zillow 48 hours ago and I've already got a qualified tenant that's giving me the full deposit and the first month's rent and they're moving in on Saturday

no it won't work. I think it's a great idea but everybody knows deep down this is one of the hardest problems to solve..its been hard for me too..

what I've experienced many times is that usually property managers are also Realtors. and is everybody knows being a realtor is usually way more profitable than being a property manager so they tend to put all their focus in that instead of the property management aspect of their business? what have you experienced?

I've been heavily investing in single-family rental homes in Jacksonville Florida for the past 5 years. I definitely don't have all the answers and I'm still learning everyday but with a portfolio consisting of over 35 single family homes one thing I have learned is that property managers are overrated and not required for success. I've used them a few times only to see them let me down and cause more problems for me. I wanted to get feedback from other BiggerPockets members to see their feelings on the whole topic? For the money they charge versus what I get in return, it just seems like a bad investment. Does anybody have any hard data in regards to ROI on property managers?

Daria, I'm not sure what the difference is other than using the app on my phone is extremely easy. I manage all of my own properties and this seems like an application I should have been using for a long time but for some reason I wasn't.

The past 90 days I've been using the Zillow Rental Manager app on my phone. The results have been incredible and I see it changing the way I rent my properties. I do my own property management and since I started using this program I'm filling my properties within days versus weeks. I wanted to see what kind of feedback other landlords have using this service.

I don't even install shower curtains, just a rod. I leave the rest to the tenant...
