I think you're over thinking this, nobody is really gonna care about this 3rd unit being not legal. A lender is not gonna force you to convert that.

zero leverage. nothing feels better than streams of long term income with no bills to pay. leverage might get you more properties but nothing beats opening the mailbox and getting a check versus a bill...

I agree with Chris Carson, that area by Wilson and blanding is very hit or miss. I would almost says it's crime ridden, especially by I- 295 and Wilson.

screens are required in Florida. most ACE hardware stores or family owned hardware stores will make them for around $14-$20 each. Lowes sells kits to make them yourself for about $12 each.
