you only need a handful of active buyers who buy multiple properties monthly. A few years ago, I had a list of about 50k buyers that I have collected over the years

I will start by doing the following

-) active local real estate clubs and network. If someone tells you they are a fix and flipper and/or landlord add them to your list

-) if you have access to MLS, you can search for cash transactions in the area (subdivisions) you are marketing and skip trace the buyers

3) Search in google for " We buy houses cash (your city) then call the websites and ask them if they are cash buyers, some may be wholesalers but some are buyers too. 

4) go to the city auction and network with people bidding there, There are a lot of buyers

5) post in Facebook groups a post that says " Looking for cash Buyers (Your City)" and DM the people that like or comment in your page

It all depends on your list quality and what are you targeting?

I have closed deals over texts and emails, but the majority has been on the phone. Your VA needs to talk to seller, gather information, and based on that you can determine if they are motivated or not.

The VA needs to have a solid script and process

it all boils down to what are you targeting, As you using Free sources to find leads or are you doing direct mail or PPC to create leads?

My VA's are rock stars, but I focus on good-quality leads and use weekly metrics to make sure all is working properly

One issue that I found with these programs that provide access to national databases is that when analyzing deals for non-disclosure states, the data is inaccurate as they pull data from public records.

as an example lets say the ARV is $100K, but the owners when they purchased the house put $30K down and have a note for $70K.

These type of programs when running comps tells you the comp is $70K instead of $100K, so ARV will be misleading.

On the other hand, if you are in a disclosure state, the date is accurate

Great Question. Typically, the majority of the lists you will find are for pre-foreclosure; that's when the lender sends the Notice of Default, and this is the beginning of the pre-foreclosure process.

Now, to get the pre-pre-foreclosure list, one way is to get from the county is to gather a loan modification list, meaning someone worked new terms with the lender because they are having trouble making payments and more like those are going to default in the near future

Just need some help related to listsource

If I am looking for an absentee owner and I want to know the "length of ownership" can I use the "length of residency" as an option

Listsource does not have an option for "length of ownership" , so I was just wondering if i can use the "length of residency"  instead
