Good morning BP Community,

The company I work for was recently bought by another company. As I understand it, I have to roll that 401k into something...either a new 401k with the new company or an IRA . But I was thinking that it would be a good time to set up a SDIRA and put it into a Real Estate Investment. Does anyone know the steps to be able to do that? And, does anyone know someone in the Orlando, FL that can help me set this up?

Hi,

You can also use the calculator straight from the biggerpockets app.  At least you can on the Android version.  If you find something better let me know!  (Although I don't think there is a better calculator out there)

Hi guys,

I am pretty new at this and was recently told about "Equitable Conversion" (by someone who is new than me.  I'm not sure where they heard the term).  From what I understand, it basically puts the buyer at risk loss if something happens to the property after the contract has been signed, but before the deed is conveyed.

Is there something that you guys put in your wholesaling purchase agreements that protects you from this risk?

Or is it even something to be concerned about?  (I am assuming insurance is involved).

Hi Jeremy,

Sounds like a good idea to me.  I'd love to meet up.  I work full time but can often manipulate my schedule, so I am pretty flexible.  Keep me posted!

I would try to discover the details.  Usually there is more to it than the people initially offer up.  But, if it truly was 10 years ago 17-15?  I don't think that should be an issue as long as there are no other red flags.  Also, if the neighborhood is mostly full of rentals (especially if they are shorter term rentals)  I doubt too many of the neighbors will look into the background of the nice married couple down the street.

Hi Mary Joe,

I haven't priced out any rates for renters insurance in the area, but that does seem extremely high. But what the agent told you doesn't make any sense. There must be more carriers offering Renter's Insurance (a quick Google Search should pull up multiple options). And, by the way, if there is only one carrier in the area, you couldn't get the "same quote anywhere you go." There would be no where else to go to get a quote!...
