I saw this post on Linkedln today:

Every day we and probably you also, receive emails form potential borrowers looking for funding for their projects. They have the audacity to state their own loan terms in their business plans. Where does this insane idea come from? What makes them think the lenders will read that? In truth, lenders will reject such applications. If you're a borrower, GET A GRIP

It is a good question- it is very possible that you do not qualify for conventional financing because it is investment property and the nature of lending in today's market- I would find out if I qualify for conventional and then explain to the lender about the LLC and see if they will allow the QC deed back to you as an individual.

Ann is right again!!! Usually a short sale bank requirement that it be an individual.
