We are a HML and we simply make deals happen for people who need our service and the numbers work for them! Period!

We tell the borrower, "If the numbers don't work, or if you can get better financing, do not do the loan w/ us- get the funds elsewhere because we are expensive."

But sometimes its a great deal, they need to close fast- (we can close in 1 or 2 days), we can come up w/ $1.5 million immediately and we have virtually no requirements other than equity in a residential based property.

Now that is why I am staying very, very busy closing loans! (Plus we are in Miami which is "hot!"

we will give a STRONG commitment letter which is usually viewed as close to cash

@Anthony Dadlani is correct- HML's usually only lend to a business entity- I know we only do so. If you are looking for conventional financing for investment property from a conventional lender- that is very difficult to find in the current lending marketplace. Therefore, you may be stuck w/ HML and then you are ok w/ LLC.

sorry- I need clairification of your question- do you have theis loan in place or are you shopping for a loan- is it a re-gab? Construction loan? Why draws, etc.??

What kind of action are you seeing in the RE market in S. Fla. now- it was heating up and I see a lot of high rise cranes on the landscape- the word is that they are working on the next bubble- what do you think? I also hear it is already slowing down and RE is leveling out after a few months of increase in values. What is your take on the market?

In our view South Florida starts at Kew west and goes to WPB.
