as a HML we have only ONE criteria!!!! Equity- we do not care about citizenship as long as you form a Florida Corp.

Be careful of borrower fraud!! They used fake ID and filed a QC deed on a vacant house to a fake identity - we require Pass Port for ID- too hard to fake!!

as a HML we have only ONE criteria!!!! Equity- we do not care about experience, net worth, money in the bank, or credit- and why should we, hence the title "Hard Equity" lending- we only look to the equity in the property- if it is there we do the loan!!! (Of course- the property has to meet other requirements but all is related to the equity issue).

My 2 cents is that if the numbers work Hard Equity is an excellent option in that you can leverage your limited cash and grow your business- but you have to be careful. If you like, send me an email and i will send you our lending program and forms- they will represent a model of proper legal disclosure, detail, costs, etc., then you can look for the same thing in your area from other lenders.

each property should be under separate corp. or LLC for liability purposes- you get a personal injury lawsuit on one property and they can own all your properties!!!
