Hi everyone,

I am a local Memphian and interested in doing my first BRRRR deal by the end of the year. I have spent the last year learning and creating my investment criteria and am ready to start looking at deals. I have a deal from a wholesaler right now, but need a list of investor friendly contractors/ handymen to come look at the house with me. Also is it common practice to pay the contractor for giving you a bid whether you buy the property or not? I want to make sure that I don't waste anyone's time.

I have about $77,000 to purchase and rehab my first BRRRR investment property in Memphis, TN. I know that off market deals are my best bet but am hoping that someone can enlighten me on strategies for finding the deals and the process of buying a property without an agent like a step by step checklist of everything that I would need to do. Memphis is a big investor market so I am worried that I will not be able to compete with the experienced real estate investors to find deals. Does anyone have any advice? Thanks!

Hello! It really depends on where you want to live. I currently live in Memphis, but I have family in Knoxville, Jackson, Chattanooga, and Nashville. So I know a lot of the cities that you are interested in. Memphis is a great rental market! It is not uncommon for homes to meet the 2% rule, which makes it a popular market for long distance investors. However, Memphis is very street by street and it is important for you to understand which areas are good and which areas are bad. Seriously million dollar houses can be one street away from extreme poverty. There are also some investors that are having success with Airbnb’s in the midtown area. @Sean Sloop Wow! Thank you for sharing your experience. So many good lessons here. I am currently interested in doing the BRRRR method in my local market. (Memphis, TN) It's so inspiring that you were able to find a BRRRR right off the MLS! Curious how much time and how many low ball offers you made before you found one. I am also interested in Section 8 and would love to hear your experience with it so far. I thought that Section 8 covered the entire rent, but then I read an article saying that it only covered a portion. Hoping that you or someone on this thread could clear that up for me.

Hi fellow Memphis investors -

I was told by a real estate agent today that the City is now looking at Whitehaven as a neighborhood to improve and grow. Apparently the Graceland Corporation’s influence is helping it along. Wondering if anyone has heard anything similar? Is anyone currently investing in this market? Is there a certain rule of thumb for which streets to invest and which streets to pass on? Are you seeing an increase in investors looking at this area? Would love to hear everyone’s thoughts.
