Hi all,

This is my first post on BP so not sure if I'm doing this right. Ha. I'm hoping to purchase my first investment property by the end of the year and am trying to learn as much as I can before I dive in. Everyday I try to find some properties to analyze and today I found this one (address below.) ARV is $225,000 at LEAST and it is going to auction at the end of Feb. My question is for a house in this condition what would be your estimate for rehab costs? I understand there is a range just wanted to get some other people's opinions. What purchase price would make this a good deal?
