Hey Rebecca! Welcome to the world of REI :) @Jody Sperling nailed it. Driving for dollars will likely be your best strategy until you've built up your network in Atlanta. If you're local to the area, have you thought about attending any of the real estate meetups in town? There are always investors looking to partner on deals or may even have some off-market deals in the areas you're looking.

Hey @Chloey M.! I'm not sure if there is a PM in Atlanta that specializes specifically on finding/managing Housing Voucher tenants, but most PMs will manage those type properties in my experience. :)

Hey @Sean Chua! I think if you're new to investing, you might even want to break it down by zip code and focus on areas you know really well. You can start by analyzing properties based on # bedrooms, # bathrooms, neighborhood rating, school score, crime rate, etc. What does your buy box look like? That might help you focus on an area to get started!

@Matthew Nicklin I just joined the ATL REIA so looking forward to meeting some folks there. :) I've attended a few events on Meetup but they only happen once a month so looking for something more frequent.

@Curt Smith is exactly right that not all PMs are created equal and you really need to do your research to see if they're a good fit. I can't stress this enough - make sure you understand their structure and that it aligns with your goals. If you're wanting to have more personalized service and be able to speak with your PM all hours of the day, a smaller boutique company will probably be your best bet. I know for me personally I prefer a hands off approach so I'd go with a larger company with systems and processes in place but that is just a personal preference. :) Appreciate the insight into home365 and great info. Hey Jason, I haven't personally heard of home365 but I'd definitely do my due diligence in asking questions to assess if they're a good fit for you. What does it mean when they say they "take care of everything"? I'd definitely get some clarity there. I always recommend you ask a few basic questions before hiring a property manager.

1. How many houses do you manage?

2. How do you determine the rental amount?

3. Do you conduct property assessments?

4. Do you offer any guarantees?

5. How does maintenance work?

6. How long have you been in business?

7. What makes you different from other property managers?

Hi @Mansi Mehta! There are plenty of good property management companies around Atlanta but I think the most important thing is to determine what exactly you're looking for in a property manager. Definitely make sure your vision aligns with theirs. Do you want to be involved in any of the day-to-day management or do you want your PM to handle everything? Some companies will give you flexibility but others may not. Some questions I'd recommend asking:

1. How many houses do you manage?

2. How do you determine the rental amount?

3. Do you conduct property assessments?

4. Do you offer any guarantees?

5. How does maintenance work?

6. How long have you been in business?

7. What makes you different from other property managers?
