Initially, I wanted to take in-person classes, but 180 hours would have been tough with their scheduling.

Have you thought about starting out with a SFR using your VA loan? It would be a great way to get started. You could even rent out the other rooms.

VA loan benefits:

The VA home loan is one of the greatest entitlements for servicemembers, veterans, and eligible surviving spouses. I have personally used the VA loan three times with two of the properties currently being used as rentals at my previous duty assignment.

Benefits of the VA home loan include:

✅ No down payment required from the VA

✅ Competitively low interest rates

✅ Limited closing costs

✅ No private mortgage insurance

✅ The VA home loan is a lifetime benefit that can be used multiple times.

I know this doesn’t answer your direct question, but I wanted to share a little info on this great benefit.

There are a couple of ways you can accomplish this:

1. Purchase another primary residence and move into it. Doing this, you can use an FHA loan (3.5%) down. Then you can rent out your current home or turn it into a short-term rental.

2. Joint venture. You can enter into a joint venture with another partner (or partners) to fix and flip a property. I'm about to do this myself with three other people. I want to help others get started in real estate that may not have a lot of capital to start. 

...these are just a couple ways, but there are many, many, many ways to grow in real estate.
