Welcome to BP!

I'm a local agent here and know a few prior military members who are in the STR space.

Let me know if I can assist you in finding an investment property here. I would love to help you continue your investing journey in Military City USA.

I wish you all the best.

Welcome to BP!

Use your VA loan benefit!

I'm active duty Air Force and have four properties. Three are with my VA loan.

It's a great way to get started in real estate. I'll share this info about VA loans and another one about next steps:

The VA home loan is one of the greatest entitlements for servicemembers, veterans, and eligible surviving spouses.

Benefits of the VA home loan include:

✅ No down payment required from the VA

✅ Competitively low interest rates

✅ Limited closing costs

✅ No private mortgage insurance

✅ The VA home loan is a lifetime benefit that can be used multiple times.

If you have questions, feel free to reach out. I want to help military members get started in real estate.

I’m glad to see you starting now!

Quote from @Dylan Hunter:

@Hamp Lee III That course actually looks really good! The online one I looked at didn't have any video and was just reading. Does it cover national and state together?

Yes they do. The difference for this program is that you can download the videos. I downloaded them and placed them on my iPhone to play in the car.

That made the difference because I was listening for hours. That also helped with the final exam.

If you use them, you’ll find that their process isn’t that hard…

Welcome to BP!

There are several sites like AirDNA, Mashvisor, and Rabbu that can provide such data.

You can run a search here or on Google for “AirBnB data” and find some others.

Have you read Short Term Rental, Long Term Wealth by Avery Carl?

If not, this will be a must read for you.

I’m originally from CA and enjoyed skiing at Big Bear.

I wish you all the best!

How much is the course?

Have you read some of the books out there and talked with other investors in the space at a local real estate investment association?

Seek out podcasts on short term rentals as well.

A great book is Short Term Rental, Long Term Wealth by Avery Carl. She and her husband also have a podcast.

Now, I’m not saying you can’t get anything good out of that program, but I would focus on these ⬆️ prior to spending a very large sum of money.

I wish you all the best!

It looks like you have a great opportunity...but have you run the numbers to ensure they work for you, including rehab costs?

If so, and the numbers work, make an offer and get the property under contract.

You can find a hard money loan or a private lender to finance the deal.

And since you're on the largest investor site in the world, you can post the deal here and look for an investor to BRRRR it...

...this is my "two cents." Someone else might bring a few dollars to the discussion.

Congrats to you! I wish you all the best!

Welcome to BP!

Many of the areas you listed are great for house hacking, and you can find a good deal, but some of them are not in ideal areas.

I would love to chat further about your desire to house hack in San Antonio.

I wish you all the best!
