I don’t know the numbers you have but even if it doesn’t cashflow immediately, maybe just being patient with it will return dividends later? I had a rental that was neg cashflow $50 a month and after waiting and slowly increasing rents it is cashflowing $350 a month. I count each month as repaying 7 months worth of negative cashflow and am always glad I stuck with it. Besides, it only cost me $50 a month to own a house. now the house is making me money on cashflow and appreciation. H

I want to purchase a Multi unit but the current owner pays all the utilities except electricity. How do I get the tenants (if I bought the property) to agree to a bill back? TIA!!

What would be the best way to advertise to College students? I just picked up a 5-plex three blocks away from campus and wondering if zillow rent, craigslist, or maybe campus flyer would be best. All feedback welcome!!

I am about to sell my bar property and will net 200K after smoke clears. What is the wisest thing to do with it? I want to invest in another property but can't decide on what. I have done flips and am 2W-2L(broke even) on making money on them. I have two SFR that are rented out but not cashflowing much. I have two commercial properties but the building type is a bar and they are a sunset business now in oregon. I was thinking of multi family but not sure. all comments appreciated!!
