Thank you!  @Ron S. I read it somewhere that somehow government liens might stick in a foreclosure action (e.g., IRS). Would those Ohio state tax liens (assuming they are junior than the mortgage) attach to whatever assets the debtor might possess (and transfer to the new owner)?

I am looking at a bank foreclosure that will be sold by county sheriff at the courthouse step in Ohio. A title search revealed several liens against its owner (breach of contract, credit card judgment) as well as multiple Ohio state tax lien against his LLC company. Would those liens and judgments survive the Sheriff Sale? Is it better to wait for it to become REO?

@Dan Shelhamer Congratulations, Dan! The flooring looks great! What type of vinyl did you use? Also, I am curious how you leveled the subfloor -- can you share some insights about that?

@Karen Schimpf Thank you for the invaluable information! I wonder if Agency or banks would take borrower’s net worth into consideration when qualifying commercial loans for multifamily properties? For example, if you need to borrow $1MM, do you need to show $1MM net worth in order to qualify?

I was wondering if anyone could give me some advice on tenant screening?

According to phone screening, a couple is legally separated (although they say they are working on reconciliation). Wife and kids will be primary residents in the rental unit, but the wife currently has no income. Husband seems to be able to qualify. However, if the husband stops paying (he said he's not staying in the unit most of the time), I will most likely end up with an eviction. Also, wife asks to move in ASAP, which is a red flag.

How do you say no to prospective tenants requesting for showing for a rental property?
