That's a good solution. But how did the commission go? Did the seller pay full 6% sales commission then?

@Jeff B.: Thanks for your input. So even if the house is off-market, the seller still needs to pay 3% sales commission, and I'll pick up the rest 3% commissions, is that what you're saying? 

I'm not trying to burn my bridges with realtors, but I wonder if their portion of the work is minimal and pertaining only to paper works, they would still require full commission (i.e., 6% if he or she serves as both listing and buyer's agent, for a off-market house)?

I’m currently looking for a property as primary residence in the greater Cincinnati area. I wonder if I find an off-market house myself and eventually close it with the help of a realtor, then what’s the typical commission for this type of transaction? Any suggestion would be appreciated.

I am not sure if this is the appropriate subforum to post, but I am currently looking for a duplex, triplex, or a fourplex in the greater Cincinnati area as a primary residence. If you have something, would you please send me a private message?

I heard a lot of benefits about portfolio loan and the importance of establishing good relationship with local banks. I wonder if moving one's everyday banking business (e.g., checking, savings, etc) to a local bank would be a good first step toward establishing that good relationship down the road. Any thoughts on this?

Thanks @Ryan Gillette! The bathroom trick is a good one. I wasn't aware FHA mortgage dictates that 3-4 units need to be self-sufficient. Interesting that they consider duplex differently. Maybe duplex is a good way to start house-hacking.

I'm trying to search for 2-4 units on hudhomestore.com, but the website doesn't provide a filter for multifamily. I'm wondering if HUD has 2-4 units at all? If so, how can we search for them?

Hi, I'm interested in purchasing a 2-4 units owner-occupied with FHA finance. I tried to search duplex, triplex or fourplex on hudhomestore.com but couldn't find any way to filter by multifamily. I wonder if FHA financing is also applicable to non HUD properties?
