I found one, purely by accident, that added serious value by paying for services that she knew I would need, like unlimited professional photography and staging. The staging part especially, because I would have almost certainly blown that off -- she just did it. And we sold the place $15K over the original ARV so it worked. Never even had an open house -- we had multiple offers before the weekend even rolled around.

She offered to cut her commission to 2.5% instead of 3% but I told her she really didn't need to do that.  She did it anyway.  So I am promoting her all over town, so make sure she gets her discount back in spades.

On the buy side, man, that's tough. You can find one that will set up a couple of automated searches for you in the local MLS and keep an eye open, but those are so rare that they eventually just forget about you. And you have be pretty specific as to what you are looking for.

Don't expect them to run comps, find another way to do that on your own, they just don't have time.

Hello, 

I am moving to Houston area soon and interested into investing in RE. Just looking around and trying to understand Harris county from all aspects. 

I see some good opportunities with SFHs in the area. I want to flip and hold. I have the cash to start that. These two properties bellow are for the rental side. The numbers look good especially is I can do some of the updates on them. Basically looking for properties to BRRR.

The two links above are two properties that are similar to many properties i see often. 

As a newbie, do you guys recommend this area to start with? am I missing something? 

if not a good area, where do you guys recommend looking in Harris county as for buy and hold and flips?

Congratulations....... I am moving to Houston area this summer and looking to go full time investing in RE. 

It is imperative for newbies like you and I to connect with as many like minded ppl as we can. Try to focus on a target area and get to know it very very well to minimize the chances of buying the wrong deal. 

Try to connect with investors, wholesalers, contractors, agents, attorneys....etc. I am trying to do the same thing so when I go into investing and need help I will have some ppl to call and ask.

Post: Low End Condos as Investments - Houston SW

I was think about the same and looking at the same condos..... There are many risk buying these condos beside the the fact there are in so so areas. 

- HOAs tend to be high on these condos, averaging 250. 

- appreciating is is was slower than SFHs. 

- Many complexes have issue with bad association, some case they dont even have a reserve. which sometime make the association to raise the HOA at any time with no prior notice.

- selling these kind of condos is a pain. Who would buy them? not an investor, not someone with kids ( size and area issues)..... so there is limited number of ppl that would be interested in these condos. 

Moving to Houston and interested in meeting couple realtors to get started .....

Best of luck and much more respect for taking the first step, which is the hardest. I wish I am in Houston but will be there in the summer. Would love to meet you and have a chat with you.
