Questions about SFH in south Houston

Hello, 

I am moving to Houston area soon and interested into investing in RE. Just looking around and trying to understand Harris county from all aspects. 

I see some good opportunities with SFHs in the area. I want to flip and hold. I have the cash to start that. These two properties bellow are for the rental side. The numbers look good especially is I can do some of the updates on them. Basically looking for properties to BRRR.

The two links above are two properties that are similar to many properties i see often. 

As a newbie, do you guys recommend this area to start with? am I missing something? 

if not a good area, where do you guys recommend looking in Harris county as for buy and hold and flips?
