I am a foreign investor looking to buy apartment buildings in the U.S. As I have not traded in the U.S. before I do not have a credit score. I would be able to fund the 20% normally required but would appreciate your advice on how to go about arranging commercial financing for the balance.

I have one SFR and am about to close on a 7-unit multi. Both will be managed by PMs. With greater scale in the same area I would also considering setting-up an in-house team.

I work as a finance director for an insurance company. REI is more of a sideline for now.

I'll need to check my credit score to see whether any of my Canadian history is accessed by the U.S. credit bureaus. I have already talked to HSBC about setting-up a U.S. bank account and it seems to be pretty simple.

You made mention of properties that are easier to manage remotely - would you mind elaborating? Also, on entering into win-win arrangements have you seen any agreements that will stagger commission payments over time so that bird-dogs and wholesalers have a vested interested in not selling on a dud or making a fast buck.

On scale I would be keen to meet like-minded investors who have 1) either already built sufficient scale and would like to levergae their team or 2) need to partner up to achieve scale. Are you aware on any U.K. based REI clubs focused on the U.S.?
