Advertise HUD homes. In Texas, we are allowed to advertise HUD homes. See previous posting located with in this forum "Real Estate Professionals". One agent provided a blue-print to advertising HUD homes and generating buyer leads. Furthermore, most agents will not agree with you advertising their listing. Also, partner up with someone in your office or your broker

I am told image ads work best when posting on C/L and use multiple email accounts. Also, if possible use different IP's. Posting to often with plain text and html can lead to your IP or email account becoming banned, blocked or a ghost account. Most importantly, Do Not Use the same title.

CL is the best option. Just familiarize yourself with CL posting terms. To frequent posting from the same IP and email can get your IP blocked. Whenever I post I receive good response but often time experience what posters call "ghost posting" This is when you receive confirmation your ad has posted; however, when you search on CL your ad is not there.

I too, am interested in property management. Furthermore, I understand it’s a good way to supplement your income as an Agent. Starting from scratch how and where can I get potential clients. Should I farm a neighborhood? If so, does anyone have a sample letter(s) to share? Any advice is welcome with regard to getting started and how to generate owners in need of a property manager. Thanks

Any Texas Agents/ REALTORS® that assign contracts? Can someone provide insight about reasonable amount to offer as option fee? For example, you have a TREC-20 contract agreement with a seller, and you intend to assign the contract to an investor. What is a fair amount to offer as option fee? I've heard as little as $10.00 up to $100.00. Here's my thinking... minimize my initial cost, to be taken seriously my seller and suggest a 25-30 day closing date, per effective contract date. Is this the proper theory? Open to other theories or other steps and/or processes proven to be successfully. C :lol: omments welcome….
