wholesaling and assign contracts

Any Texas Agents/ REALTORS® that assign contracts? Can someone provide insight about reasonable amount to offer as option fee? For example, you have a TREC-20 contract agreement with a seller, and you intend to assign the contract to an investor. What is a fair amount to offer as option fee? I've heard as little as $10.00 up to $100.00. Here's my thinking... minimize my initial cost, to be taken seriously my seller and suggest a 25-30 day closing date, per effective contract date. Is this the proper theory? Open to other theories or other steps and/or processes proven to be successfully. C  omments welcome….
