I recently purchased a duplex that has tile floors. The floors are a bit dinged up, chipped here and there. I was thinking of covering the tile with a laminate or something. So 2 questions, should I or should I not cover the tile? I'm looking for something durable but nice looking.. And if so, what flooring would you recommend? This is a buy and hold property. Thanks for your suggestions.

Thank you all for your advise. Any suggestions on installing the fan in a "flat-top" house? From what I remember, there is very little, or no, attic space

@Tim Puffer @Carlos Tavares @Max T. how much time would you say something like this takes as a DIY? There are no existing fans, so I will need to run the duct work, and install the vent to the exterior. Is it worth doing it myself, or hiring a contractor?

I recently purchased a duplex that does not have fans installed in the bathrooms, creating an issue with mold appearing. I was curious as to if any one has any fan/brand suggestions for good long term solution? This is a buy and hold property. Thanks for your suggestions.

@Becca Summers I inherited tenants. I'm going to be "house hacking", living in one side and keep a tenant in the other.

@Samantha Klein what do you mean by protection if the tenant claims they did not authorize the payment? The tenant can receive and invoice via PayPal, PayPal keeps a record of it, and then tenant themselves pays the bill? Can you clarify what you meant? I definitely want to stop using PayPal if it can comeback back and bite me in the butt

Depending on if your tenants are tech savvy, you could try Venmo. With Venmo you can "request" funds from your tenants, as a reminder. Or try PayPal, they allow you to send digital invoices that your tenant can pay online.

Michael Biggs it was a single family home that was literally split in two. I imagine it's all on the same system. I'll have to look into it a bit more. Thank you all for your advice, I was thinking about increasing rent a bit to cover utilities, and decreasing the total utility allotment depending on the averages of the past 2 years of the utility bill. Anything above "normal" or "reasonable" usage would then be billed to the tenants. Have any of you done a utilty split per person in the household? Or per bedroom? So if there were 4 people in the top and 1 in the bottom the utilities would be split 80% top and 20% bottom. Ideas?
