Thanks Joe, could you elaborate on what your partnership is about? what have you invested in, areas, and perhaps some info about how you structured it?

I have another post going on about how to structure partnership with my situation:

I'm aware of the basic hurdles of foreign investments, but would love some 'inside' information.

Thanks and we will be in touch.

We pay the property management to take care of our property giving us time to spend on finding more deals.

 Hi Christian,

Do you focus on buy and hold investments doing the above? Where abouts in LA do you operate? I've been to LA and personally love it, it's also a lifestyle place to invest as some suggest, but from what i've seen the rent to cost ratio is very low.

@Jason Hartman researches different markets throughout the nation and has partnerships with local market specialists in areas that appear to be the most favorable.

Good luck @Guyoz Golan.  It's a big country to have as your market.  In a couple years I expect to be investing out of state as well!

Thanks for the recommendations, honesty and kind words!

Agree and like your signature as well.

@Guyoz Golan No problem, I'll do my best, but I probably need more info about what you are looking for - price point, product type, etc.  For my group, we currently own properties in the Phoenix, AZ, San Diego, CA and Asheville, NC.   All three are great markets, but depending on your approach and desired returns it can be tough to find "great deals" in these markets.  Although, you can still find "solid deals" in my opinion.  We are currently exploring Dayton, OH, Oklahoma - both Tulsa and Oklahoma City (leaning towards Oklahoma City and have a trip planned in a few weeks).   Also popping up on our radar are Colorado Springs, CO and Greenville, SC.  And we are ALWAYS looking and willing to learn about new areas.

Thanks for elaborating Douglas,

We are interested in starting with a multifamily investment. Entry investment level is not set in stone, but a ballpark of 50k is comfortable for us in order to 'get a feel' and continue from there. I understand that different markets behave in certain ways, obviously, 50k in SD will not take us far as in more rural areas to invest in. Every deal has its own merits and when I say 'hands on', I mean in the sense of analyzing the deal for what it is.

 Great, notice that I didn't mention A+ :)

Thanks Nick, I will take a harder look at these areas. Where are you investing in South Florida? Why did you choose to invest there?

Thanks

Hey @Nick Lee, I agree with you to some point. However, I do 'worry' about the business structure part as we are investing through an Israeli LTD, we can't just go do deals on our own name, which a lot of people do.

I am trying to decide on the best areas for Buy&Hold to focus on, then could approach tax and law professionals, partners and so on. Have any suggestions on areas?

@Account Closed, we are looking to start with 50-100k investment, depending on the available deals and partnership. From there moving forward to bigger deals is the way wede want to go, but again, it's all about the deals available.

Obviously, we intended on doing everything legally. We are figuring out this part of things from our end of things, we are already involved in the U.S market in our current business.

Most likely me and my business partner would need to get the e2 visa.
