@Erik Nowacki, thank you so much for sharing your story and opinions. You are right about choosing specific investments and narrowing criteria. I am more inclined for the cashflow type of investments, but appreciation could surely be a good kicker.

I'll be updating this thread and opening new ones as I continue with this journey, BP is one of the best communities i've seen, not only in the investment niche, but in general.

'A' properties are already great properties in great areas. There is usually very little opportunity for "forcing" appreciation by improving the property and/or operations. They're great for "Hands-off" investors who want little to no drama, and are willing to accept a little less return in exchange.

The #1 item I would consider first are the Landlord-Tenant laws where you are considering investing. If someone doesn't pay, how long does it take to evict? Are there rent controls? Mandatory Inspections? Any other restrictions or limitations on your operations? Overzealous government agencies trying to tell you what to do?

Cashflow vs appreciation, and then considering legal environment should greatly reduce your search.

Hey Darrin, thank you for the extensive reply! As stated in the original post, cashflow is of more importance for us. We are looking for long term buy and hold. Perhaps Ive should said B+ properties.. the idea is nicely built properties for average and above income families, with high rent to price ratio.

I'll dig in to taxation and regulation deeper, do you have any off-the-bat suggestions?

WOW, thanks for the elaborate response! I liked the chart and neighborhoodscout, awesome stuff!

Ive read alot about BRRR and that is the approach we are thinking to follow, as selling is not part of the plan right now. Partnering with someone on site is something we will do without a doubt, i'm not looking for any 'turnkey' solutions. now a 200k 4plex sounds like a good start and something that I had in mind.

I've seen @Andrew Syrios blog post, loved it.

As far as I know Israeli citizens are not eligible for an E2 visa. Only E1.

Hey Saul, I have a British citizenship as well. After reading more into it, it seems that both having or not having the visa has pro's and con's. I'm researching and would love more input from people who formed partnership via company investments.

Hey Erik, thanks for taking part in this thread. Yes, I'm aware that 50k is not a huge investment by any means, but a ballpark figure to start with investing abroad.

This initial investment will help me and my business partner establish a hands on 'feel' of offshore investment structure, taxation, financing and so on, alongside partnering with someone local. We have every intention to grow our REI portfolio in a steady pace, making the money getting in.

Do you have any favourite locations or know of good areas to scout for these days?

Investing from Israel is virtually the same as investing from within the U.S.  The process and due diligence are about the same.  The financing will obviously be different as a foreign national, but we work with lenders that will finance foreign investors, so the good news is they exist.

 Starting out with a MF fourplex makes sense as a first investment, then gradually scale to larger units or complexes. Again, depending on the available deals. I've got you PM and will gladly connect. What areas do you focus on?
