If you are an experienced fix and flip investor, you can do fix and flip loans 85% acquisition and 100% construction costs if the ARV is 85% LTV. 8 or more projects

Spec builder ground up construction loans are the best bang for your buck.

Walking in a can of worms.  Why stress. Take a pass and move on. Think about ground up new construction

I would keep your property and take out a second mortgage for a different property interest only 40 year term to purchase another property . Rates will drop and when it does refinance.

You can do DSCR loan with $75,k loan amount. There can be exceptions. 80% LTV.

There are spec builder ground up construction acquisition and construction loans.  25% down payment on land acquisition and 100% acquisition up to 70% after complete value

There's many nonqm wholesale mortgage lenders that do second mortgage loans on primary, second hones, and investment properties. 85% CLTV, 80% CLTV, 75% CLTV, and 70% CLTV depending on number of units

There's no 6 months seasoning requirement if you go with the original purchase price. Lending Network LLC does this . https://www.lendingnetwork.org. Dianne Burnett
