I am open to options as such, i currently have 2 STRs ( Jersey shore & Poconos ) i manage 1 and contract with Evolve to manage the one in Poconos.  Becomes tough with a full time job however if the cleaners are good at maintainence stuff then its super efficient to manage with a smartphone.. i am not having a great experience with Evolve and feel tied up many a times when it comes to accepting reviews and making more dynamic changes to listings.. they do get the property booked however !

Hello , i am thinking of investing in the sevierville gatlin burg area and was hoping if someone can share some tips & suggestions ? for Short term rentals specifically?  i know its a high demand and supply area but residing in NJ and investing in a longer distance property with good Airbnb Cap rates is what i am hoping for.. 

How is the Newport/middletown market?  i use mashvisor for evaluating STR cashflows and the numbers there look great !

Thank you for that !! truly appreciate your help!  I actually called & chatted and i was told that they have a huge backlog and it would take 3 days... thats when i started submitting tickets...
It was spring break and lot of folks book in Airbnb, I also shared the Airbnb and Vrbo links to advertise between my freinds however the guy from evolve told me that  " i would be digging myself into a hole " as it affects the rating if they do not book.. .  the way the Airbnb was setup was at 600  per night ( shared link below ) however the same listing in vrbo is at 300 per night ( this was an agreed pricing during on-boarding with them )  Most folks in my opinion would even not consider putting an inquiry for that number..  
there have been 7 reservations so far & all coming in from evolve but its suddenly dropped to a lull in last 2-3 days... 
i was also told that Vrbo is way much more popular than Airbnb ... and not to worry about airbnb listings...

thanks ! I just started with them couple of weeks ago for my Poconos, PA lake house rental.  Having issues with them responding back in time.. takes 3 days for basic updates to listings... morever what i weirdly noticed yesterday is that they have totally setup Airbnb for failure... placed 600 per night stay when VRBO and their own site has it at 300.. when i asked they said they cant update line level ( which is totally untrue as i do it as an owner for my jersey shore rental )  the business development manager also asked me to not share my listing on social media as it would be counter productive ( i have no idea how !! )  even with them being there..all i  see them doing is maintaining calendars across the travel sites.. i still have to give a welcome note to guests, guests reach out to me as primary contact and the cleaners... 
i know its been just 2 weeks since i went live with them.. but unfortunately aint getting a good vibe :(

They work well for my particular investment model and in conjunction with some of the automations I have built it's been a great fit to really maximize my time that I have to invest in my properties.  They are not ideal for everyone's business model however so just make sure you clearly understand what you are getting with their services and make sure they line up with your goals.

Thank you ! I will definitely follow ur suggestions ! This is only my 2nd STR and hoping to learn a few things ! I think I made a mistake by hiring a prop management company .. will give them a month or so to evaluate their value add

I have been on an MLS feed for Princeville for a few years now as we go out there every few years for family vacation and love it!

also , i just created a Facebook page with pics and videos of the rental property and used a boost mechanism they provide.. can define a zone/audience and apparently Facebook reaches out with advertisements for booking...so there will be plenty of  "clicks" i assume...
