How can I find the best area in my state or nationwide that would grow in price/rent? Which area/zipcode/county will grow in the future? Are there any websites? How does investors find good properties to buy/renovate and then sell for profit or rent it out. Usually realtors are not familiar with the entire state.

If it's no and if it were mine I would cancel the the contract, and write one for a lower price or find another renter who wants no deck.

If they say yes, get something in writing saying they agree to no deck and make that a part of the lease paperwork.

Maybe a pretty paver patio instead.

New lease starts next month. I was thinking of upgrading the wooden deck, but the estimate came out to be so much so I am thinking of demolishing the deck. Can I do that? I didn't promise anything to tenants. They just asked who would be responsible for deck repairs and I said I would be responsible and it seems like a liability at this point. The contractor secured the railing and the boards are pretty good but it needs power washing which is another 2k expense.

Does deck add value to the house? Is it worth spending 10k-15k on replacing a deck? I am going to sell this property when the prices go up

Also, can you charge tenants renter's insurance? Does it include tenants personal belongings too?

The lease starts on December 1st, but the tenants asked if they could start moving in their things this weekend. I am still paying the mortgage on the property and the property is vacant. I asked them earlier if they want to start the lease from November 15th, but they said they can't do it before Dec 1st. I don't know what to do? I don't know if I should ask for prorated charges or not because it sounds greedy since nobody lives at the property. I also don't feel comfortable letting them move in their stuff before the start date, but then I don't want to start this on a bad term.

My tenants moved out, but they cost a lot of damage to the property. It took me more than 2 months to fix everything. Can I legally ask for lost rent because I couldn't put it on the market?

My tenants just moved out. They damaged the cooktop due to negligence and abuse. I need to replace the whole unit. The company doesn’t make the same model anymore and the similar model is around $2800.

My second option is to buy a used one online for $2100. Let’s say I go with the second option. Can I still ask for $2800 since they got a brand new cooktop when they moved in.
